Small Blocks Need Calm Records, Not Grand Promises.

I started CTC in Chelmsford in 2020 because the same things kept upsetting otherwise sensible blocks: a hallway light nobody owned, a service charge bill nobody could explain, a contractor who had been called twice by two different directors, and one cupboard key that everyone thought someone else had. I still keep the firm deliberately small because I want to know the buildings, the directors and the awkward cupboards by name.

My job is not to make leasehold life sound glamorous. It is to keep the budget honest, the repair trail visible, the fire log where it should be, and the residents updated before a small irritation turns into a meeting that eats a whole evening.

The Useful Facts Directors Usually Ask First.

  1. Service charge funds are held in a designated client account. CTC does not hold cash and does not take card payments at residents’ doors.
  2. Initial calls are usually offered within 2 working days. A Chelmsford site walk is usually within 7 working days.
  3. Regular inspection rhythm is agreed by block: monthly for lift or high-footfall buildings, every 6 to 8 weeks for typical converted blocks, quarterly for very quiet sites.
  4. Full handover from a previous managing agent normally takes 4 to 6 weeks once authority letters are signed.
  5. Contractor approvals are recorded so directors can see who instructed what, when and why.
